Understanding removals and moving logistics
Removals are one of the most variable buying costs because the price depends on how much you are moving, how far, and how easy the access is at both ends. A small one or two bedroom move locally might cost £400 to £700, a typical three bedroom house move often runs £700 to £1,200, and a large or long-distance move with packing can reach £2,000 or more.
The main cost drivers are the volume of belongings, the distance between properties, parking and access (stairs, narrow roads, or nowhere to put a large van all add time and cost), and whether you want a full packing service. Packing by the removal firm is convenient and often improves insurance cover, but it adds several hundred pounds. Storage between completion dates, weekend or month-end slots, and handling of specialist items such as pianos or antiques also raise the quote.
Book early. Fridays and the last few days of the month are the busiest times because most completions land then, and good firms fill up weeks ahead. Get at least three quotes, ideally from firms that do a video or in-person survey rather than a rough phone estimate, and check that they belong to a recognised trade body and carry goods-in-transit and public liability insurance.
Because completion dates can move, there is timing risk between exchange and completion. Where possible, avoid paying large non-refundable deposits until your date is confirmed at exchange, and ask the removal firm about their policy if the date slips. Building a small contingency into your moving budget protects you against last-minute changes.
